OODA Splits High-Rise in Two Halves, Places an Oasis in the Middle

Portuguese architecture firm OODA has unveiled design for its new Ndarja building that will be used for multiple purposes including residential and commercial

Spanning across 41,000-square-metre area, this high-rise in central Tirana, Albania features two similar fragmented volumes that create a gathering square in the center

This open area combines greenery from streets, the square, and balconies, creating a pleasant microclimate in between the two volumes

There is also a reflective water feature that creates a seamless connection between interior and exterior by drawing natural light underground

An earth-colored façade blends in with the city, while brise-soleil and perforated sheeting regulate light, create privacy and reflect activity on the balconies back to the street

The ground and first floors are occupied by commercial spaces while the upper floors accommodate a mixed-use program

The volume facing Myslym Street has a variety of apartment types and a premium hotel on the upper levels

The volume on Pitarka Street is also dedicated to apartments, with added office spaces as well as separate lobbies

Greenery plays an important role, fostering harmony between architecture and the city’s evolving landscape
